Delinquent taxes create forced sellers and outsized returns. We find them, underwrite them, and put them in front of registered investors only. No tire-kickers, no guru noise, just the numbers.
When a property owner stops paying taxes, the county still gets paid. Investors step in, and the law puts them ahead of almost everyone else. Depending on the state, that position pays either a statutory interest rate when the owner redeems, or the property itself when they do not.
Georgia is a tax sale state: counties auction the property itself with premium bidding. Redeem in year one and the investor is owed a 20% penalty on their bid. Redeem in year two and it is 10% plus expenses. Never redeemed, and after the redemption window you can move to take clear title. Other states sell lien certificates with double-digit statutory rates instead. We work both.
Everything below is free to start. Register, tell us your counties and your budget, and you go on the list. When a sale or a lien fits your file, you get it first, underwritten, with the numbers already run.

2. We scout the sales. County tax sale lists, redemption histories, title flags, estimated value versus bid. Chris spent his career underwriting risk before he ever brokered a house.
3. You bid ready. You get the file, the walkaway number, and a CLR advisor in your corner, or you can have us represent you at the sale.
Registered investors receive matched tax sale and lien opportunities for their counties and budget, plus our Georgia tax sale briefing when they join.
For investors who want the whole machine: the exact underwriting checklist Chris uses, county-by-county bidding rules, the redemption math, title cleanup after the sale, and a live tax sale walked together.
